Annual Assessment

2026 annual maintenance assessment: $275. Payment is due by January 31. The published schedule adds $25 late charges on February 1, June 1, and September 1. A monthly payment plan requires POA approval; timely plan payments avoid those late charges. Pay through the POA’s Enumerate payment link or follow its check instructions. Register with the section/block/lot Property Account Code from the assessment statement. Electronic-payment processing fees apply.

What Assessments Support

The POA publishes financial statements, audits, and a common-area/esplanade maintenance page. Use those association records to review maintenance spending. District park operations are separately identified on the parks page as Pecan Grove MUD responsibilities.

Governing Documents

Pecan Grove has separate declarations for its sections. Use the address-based Covenant Search to identify section, block, and lot, then open that section’s covenant document. The policy library includes collections, fining, leasing, generators, sidewalks, bidding, and modification forms.

Architectural Approval

Check the modification form’s pre-approved-work chart first. Projects requiring review need advance ACC approval; the form gives 30 days for review. Provide section/block/lot, a survey with project location, scaled plans, materials, samples, and anticipated dates. Manual submissions require two copies. Approved projects must be completed within 90 days unless otherwise specified. Deviations can invalidate approval.

Everyday Rules Worth Checking

The published leasing amendment requires written whole-home leases, generally an initial term of at least one year unless the board permits otherwise in writing. Transient/hotel use is prohibited. Vacation/corporate services such as Airbnb and VRBO require written board permission. Subleasing is prohibited. Provide the required lease form, occupant contact information, commencement date, and term before initiating a lease. The amendment limits adult occupancy to two adults per bedroom; minors are excluded from that calculation.

The modification guidelines address drainage, utility easements, section-specific wood-fence heights, and four-foot wrought-iron golf-course fences. Consult the project chart before repairs or replacements.

Amenity Access

The POA parks page identifies Pecan Grove Park at 800 Pitts Road, Plantation Memorial Park at 2100 Plantation Drive, and the park at 2335 Windmill Drive as district facilities. It lists daylight hours for the first two. Reservations for fields and pavilions go through the Pecan Grove MUD parks manager, 832-818-5600, pgmudreservations@yahoo.com, no earlier than 30 days ahead. Follow posted district rules, including leashing pets, cleaning animal waste, and prohibitions on glass and alcohol.

Violations, Fines, and Hearings

The recorded 2024 fining policy lists a standard $250 fine per violation/per occurrence, $300 for health-and-safety violations, and possible monthly additional fines while a violation continues. Governing-document exceptions and board case-specific adjustments apply. The policy includes demand notices, cure opportunities, hearings, and supporting documents. The leasing amendment has a separate vacation-rental fine provision. Read the notice and applicable policy together.

Homeowner Rights Under Texas Law

Texas Property Code Chapter 209 covers records, meetings, elections, hearings, payment plans, and architectural appeals. Chapter 202 protects certain improvements and displays, subject to statutory conditions.

County Records and Recorded Restrictions
